Land and real estate processes in Saïda

Abstract

Since 1990, it is officially argued in Algeria that the land issue, which has long been regarded as a secondary element in urban studies, is the basis for all urban problems, hence the creation of an Interministériel Committee of the Foncier in 1992. Like the other cities in the country, the city of Saïda, a case of strong development of land and real estate processes, experienced a remarkable urban dynamic since the early 190s, resulting in an increase in the periphery (housing, services, facilities, slums) driven by rural depopulation and industrialisation. This peripheral break-up, accompanied by the densification of the old centre, has been accompanied by residential mobility and greater integration. These growth conditions have led to economic, cultural and political changes that have increased and diversified housing demand. Social disparities have widened and are now strongly embedded in the urban landscape; They break the balance and harmony of the old city. In short, the city has undergone profound transformations that have affected its social fabric and space. The process of training social classes is speeded up partly by means of the type of distribution of the urban area and its ownership. The dynamics of land and real estate processes are at the heart of these changes.
