Real estate market and metropolitan residential order in Bogotá

Abstract

The current higher metropolitan residential needs have been driven mainly by changes in family relationships, which have led to an increase in household heads and a consequent contraction in average household size. Together with the advancement of policies for the desalarisation of the metropolitan economy, the housing market for the new residence in Bogotá leads to an increase in the stock which does not satisfactorily address the two major challenges of urban densification and the production of a less segregated metropolitan residential order. The spatial adjustment of the formal market is based both on the reduction of residential areas for low-income households and on their peripheral location, which implies higher overcrowding and higher transport costs for their members. The increase in metropolitan residential needs has consistently been derived from changing family relationships resulting in an increase in household headships and the subsequent contraction of their average size. AMID the advancement of “desalarisation” works policies in the metropolitan economy, the housing market of new residences in Bogotá have produced an increase in the residential stock that does not cover the major challenges presented by urban densification, and by the production of a less segregated metropolitan residential order. Theformal market’s spatial adjustment is based on the reduction of resident areas for low-income households, and their Peripheral location, which simplies an increase in Overcrowding and transportation costs for their members.
